Q: Why should we pay you guys to manage our property for us? Can’t I just have my friend show the property and collect the rents?

A: Property Management White Rock and South Surrey is fully licensed and insured by the Real Estate Council of BC. In order to manage rental properties for others in BC, by law you do have to be licensed. Your friend is taking on a lot of risks and liability by offering their services to you without a license.

A: We charge 10% of the gross rent that we collect.

Q: How much do you charge for lease-up fees?

A: We don’t charge a lease up fee for unfurnished units based on a three-year rental management contract.

Q: All that I ever hear about in the news is grow-ops in rental properties. How do you prevent this from happening in my rental unit?

A: Although we can never be 100% certain, we do everything in our power to screen our tenants thoroughly by running credit checks, verifying employment, and checking with previous landlords. We know what types of properties make good grow-ops, and watch these ones particularly closely. We also offer inspection services to give you that extra peace of mind.

Q: Who collects the rent?

A: We handle all of the monthly rental collections, and disburse the funds to you less our management fee and any maintenance fees. If tenants are late paying, we will issue all of the appropriate paperwork including dispute resolutions and court filings should it be required.

Q: Does Property Management White Rock and South Surrey handle unauthorized basement suites?

A: Yes, we will handle multi-suited properties, even if they’re not authorized by the municipality in which they reside. These rental properties tend to demand a lot more attention and work, but we will handle them as long as they meet our safety criteria.
